Such areas are distinct from more intensively settled urban and suburban areas, and also from unsettled lands such as the outback, American Old West or wilderness. Inhabitants live in villages, hamlets, on farms and in other isolated houses. In modern usage, rural areas can have an agricultural character, though many rural areas are characterized by an economy based on logging, mining, petroleum and natural gas exploration, wind or solar power or tourism.

However, by the general definition, powers of attorney, commissions, patents, and even diplomas conferring academic degrees are also deeds. to the properties in the development, but may also result from or be reinforced by zoning. Zoning is a term used in urban planning for a system of land-use regulation in various parts of the world, The word is derived from the practice of designating permitted uses of land based on mapped zones which separate one set of land uses from another. Restrictive covenants are not easily changed as the agreement of all property owners may need to be obtained to effect a change.
